A RICS Level 2/3 Survey
A RICS Level 2 Survey (which can be either with or without a valuation) is often referred to as a Homebuyer Survey, but it can only be carried out by a RICS registered Surveyor.
A Homebuyer report is typically carried out to aid a purchaser make an informed decision before buying a house. It also helps to identify any areas that may need remedial work or maintenance in the future.
If your prospective new home is an old building or one that is in need of refurbishment, then instead of a Homebuyer Report (Level 2) you may wish to consider getting a full Building Survey (Level 3) (Formerly the Building Survey, sometimes referred to as a “Full Structural Survey”) which is a more comprehensive report.

A homebuyers report is a survey usually suitable for conventional properties in reasonable condition. Costs start at £400 and increase depending on the value of the property.
This will help you find out if there are any structural problems, such as subsidence or damp, as well as many other issues inside and outside the property.
The homebuyers report does not look beyond the floorboards or behind walls as it is a non-invasive survey and uses the follow the trail method to identify possible hidden defects.
A level 3 building survey is a more comprehensive survey that is more suited to older or listed buildings, larger properties or properties that are unusual or unique.
This will help you find out if there are any structural problems, such as subsidence or damp, as well as many other issues inside and outside the property.
